The self-service laundromat (ร้านสะดวกซัก) has become one of Bangkok's most popular small-business formats — low staff requirements, recurring revenue, and strong demand from condo residents and urban renters. But the space requirements are unlike almost any other retail business. Getting the wrong space can make your laundromat unviable before it even opens.

Size: How Much Floor Area Do You Need?

A typical small-to-mid laundromat in Bangkok runs on:

  • Minimum viable size: 30–40 sq m (fits 6–8 front-load machines)
  • Comfortable mid-size: 50–80 sq m (10–16 machines, seating, folding area)
  • Full-service large format: 80–150 sq m (20+ machines, drop-off counter, vending)

Don't just count machines — you need space for customer circulation, seating while waiting, a folding counter, detergent vending or sales area, and a back-of-house equipment or utility zone.

Electrical Requirements: The Non-Negotiable

This is the most common deal-breaker for laundromat spaces. Commercial washing machines and dryers are high-draw appliances. You need:

  • Three-phase power supply (ไฟฟ้า 3 เฟส) — single-phase is almost never sufficient for more than 2–3 machines
  • Minimum 60–100 ampere service for a small laundromat; larger operations require more
  • Sufficient circuit breakers and a dedicated distribution board for the equipment

Always check the existing electrical capacity with the Provincial Electricity Authority (PEA) before signing the lease. Upgrading electrical service can cost ฿30,000–฿100,000+ and requires landlord cooperation.

Water Supply and Drainage

Water is the other critical utility:

  • Adequate mains water pressure — test it, don't assume
  • Large-capacity floor drains to handle simultaneous machine discharge
  • A water meter with sufficient capacity — you may need a dedicated sub-meter
  • Proximity to main water pipes (affects plumbing installation cost significantly)

Drainage is equally important. Commercial machines expel water in large volumes quickly. Undersized drains flood floors. Check the drain pipe diameter and confirm the building's drainage system can handle the load.

Location Factors That Drive Revenue

The best electrical setup in the wrong location still fails. Laundromat locations that work well in Bangkok include:

  • Ground-floor shophouse in a residential area with high condo or apartment density
  • Within walking distance of large residential estates or worker dormitories
  • On a reasonably busy street (not a dead-end soi) with some parking or motorbike drop-off space
  • Near schools, hospitals, or markets — areas where people already have routine trips

Avoid upper-floor units — customers with laundry bags won't climb stairs. Street-level access is essential.

Ventilation and Temperature Control

Industrial dryers generate significant heat. Without proper ventilation, your laundromat becomes unbearably hot, driving customers away. Check for:

  • Existing ventilation openings or the ability to install exhaust fans
  • Ceiling height — higher ceilings allow better heat dispersion
  • Whether the space has air conditioning, or if you'll need to install it

Landlord Questions Specific to Laundromats

  1. Will the landlord allow you to drill into walls and floors for pipe and conduit runs?
  2. Is a water storage tank installation possible on the roof or adjacent area?
  3. Are there restrictions on operating hours? (24-hour laundromats are popular but need landlord sign-off.)
  4. Who bears responsibility if drainage issues affect neighbouring units?
